If your Genie garage door has a torn, flattened, or crumbling bottom seal, we stock Genie-compatible replacement weather stripping and install it the same day in most Woodland Hills neighborhoods. A complete weather seal replacement on a Genie door typically runs $85 – $165 installed, including the new seal, removal of the old one, and labor. You’ll usually spot the problem first as daylight sneaking under the door, leaves and dust blowing into the garage, or a dark streak of rubber left on the concrete every time the door closes.
Which Genie Models This Applies To
Genie has used a few different bottom seal profiles over the years, and matching the wrong one means ordering twice and waiting twice. The two most common Genie-compatible profiles are the T-style (a single vertical fin that drops into a round channel) and the bulb-style (a wider U-shaped or P-shaped bulb that compresses against the floor). Most Genie residential doors built after the early 2000s use a T-style seal in a 1/4-inch or 5/16-inch channel, but Genie’s own IntelliG and TriloG series doors can vary. Before you order anything, pull back a few inches of the old seal where it enters the aluminum retainer at the bottom of the door. Measure the channel width with a tape measure. If you’re not sure what you’re looking at, take a photo of the end profile and text it to us. This matters because many Woodland Hills homes have doors that were already retrofitted once, meaning the original Genie part may not be what’s actually channeled into the retainer today.
For the part itself, you have two honest choices: OEM Genie weather seal or a quality aftermarket equivalent. OEM is guaranteed to match, but it often costs more and can take longer to source. Vyto and ProSeal make aftermarket vinyl seals that match Genie’s channel dimensions at a lower price point and hold up equally well in Southern California’s dry heat. We carry both options on the truck and will show you the price difference before anything is installed. One note: we’re an independent service provider and not affiliated with Genie, but our techs are trained on Genie hardware specifically, so they know which profile your door needs without guesswork.

Signs Your Genie Weather Seal Replacement Is Failing
- Daylight under the door. If you can see light where the door meets the concrete, the seal is no longer making contact. That gap lets dust, water, and pests in.
- Rain water pooling inside the garage. Woodland Hills gets surprisingly strong downpours in winter months, and a flattened seal channels water straight into the garage floor.
- Rubber residue on the ground. When the vinyl starts breaking down from heat and UV exposure, it leaves black marks on the concrete every cycle.
- A ragged or torn edge. Dragging across an uneven driveway or getting pinched under the door can split the seal, and once it’s split, it loses compression fast.
- Rodent activity or insects. A tired seal leaves enough of a gap for ants, spiders, and even mice to squeeze through, particularly in the hillside neighborhoods off Mulholland where wildlife is close.

AfterReplacement Cost & What’s Included
In Woodland Hills, a Genie weather seal replacement runs $85 – $165 installed. Here’s how that breaks down:
- OEM Genie seal: $25 – $55 depending on the profile and door width
- Quality aftermarket seal: $15 – $35
- Labor and old seal removal: $70 – $110
The range is driven by door width (single doors are cheaper than doubles) and whether the aluminum retainer itself is bent or damaged. If the retainer needs straightening or replacement, we’ll show you that quote before we start. Every weather seal job is covered by our 365-Day Done Right Promise: if the seal fails or comes loose within a year, we return and make it right at no charge. You get a written price before any work begins, so the number we agree on is the number on your invoice.
DIY or Call Us?
Replacing a weather seal is not dangerous the way a torsion spring is, but it’s also not the ten-minute job YouTube makes it look like. The seal has to slide through a channel that’s often corroded from years of moisture, and if the door is heavy or unbalanced, you’ll be fighting the full weight of it while working at floor level. The part where DIY goes wrong most often: people order a seal based on a guess, it doesn’t fit, and now there’s a half-installed piece of rubber dangling from the bottom of the door. If you want to inspect, check the channel width and snap a photo of the profile. We’ll match it from there. If you’d rather not crouch under a garage door for an hour, call us at (341) 888-6519 and we’ll handle the whole swap, usually same day.
FAQs
Most Genie weather seals last 4 to 7 years in Woodland Hills before they flatten, crack, or split. Our dry heat and intense UV exposure ages vinyl faster than coastal climates, so garages with south-facing or west-facing exposure tend to need seals on the shorter end of that range.
For a small split, you can sometimes glue it temporarily, but we don’t recommend it. Once the vinyl has lost its shape or compression, a patch won’t restore the seal’s contact against the floor, and the old material will keep degrading. A new seal is usually cheaper than the time and mess of a temporary fix. Call (341) 888-6519 for a quote.
Most Genie weather seal replacements take 30 to 60 minutes from start to finish. The old seal has to be pulled, the channel cleaned, and the new seal slid into place and trimmed to width. If the retainer is damaged, it may add time.
Yes. We carry multiple Genie-compatible seal profiles and widths on the truck, so in most cases we can complete the replacement on the first visit. If your door requires an unusual profile we don’t have on hand, we’ll order it and schedule a return within a few days.
